Department of Technical Services

The Technical Services Department of the Municipality of Aradippos is housed on the 2nd floor of the Municipal Building and the head of the department is the Municipal Engineer Mr. Andreas Dimitriou.

The Technical Services Department has as its main activity the examination and approval or rejection of applications related to land development or construction works within the boundaries of the Municipality of Aradippou, such as e.g. applications for a building permit, for additions or alterations to existing buildings, for the division of land and buildings, etc. as well as with the issuance of approval certificates for works for which it has issued a permit. In addition, it plays an important role in matters concerning the road network, road markings and safety, ensuring the smooth and safe use of the Municipality’s road network.

The activity of the Technical Services Department related to building development covers the whole range of such activities starting from the division of land and reaching the most complex building works. These activities are mainly regulated by the “Roads and Buildings Regulation Law, Chapter 96” and the secondary legislation issued based on this law.

Any person who wishes to start any work related to the development of land or buildings located within the boundaries of the Municipality of Aradippou, must necessarily obtain a relevant permit in advance from the Municipality of Aradippou, which according to the “Regulation of Roads and Buildings Law , Chapter 96” is the Competent Authority for issuing the relevant permits. It is clarified that the Municipality of Aradippou is not a town-planning authority and therefore, when the issuance of a building permit requires the securing of a town-planning permit, those interested must go to the Department of Town Planning and Housing to secure it before submitting their application for a building permit.

The forms of all applications that can be submitted regarding the matters under the jurisdiction of the Technical Services Department can be found on the website of the Union of Municipalities (ucm.org.cy) and the Department of Urban Planning and Housing.

To secure any permit, an application must be submitted, accompanied by certain forms, such as architectural plans, topographical plans, certificates, etc. Details are given in the individual chapters. The procedures for studying and issuing permits, due to their nature, are complex, time-consuming and require the involvement of such professionals, such as civil engineers, architects, etc. When completing the forms and submitting them, special care must be taken to avoid unnecessary delays.

1. The Municipality has the right to request official certification of the signatures of the owner or co-owners.
2. There is a prepayment of fees for each application.
3. In case the application is made by a company, the certificates of incorporation of the company, its shareholders, its management and the directors of the company in question must be presented. If there is more than one director and only one signs, a power of attorney or company resolution must be presented.
4. All plans, including the topographical, must be signed and sealed by the architects.
5. In the case of applications for buildings, the plans and calculations included in the static and anti-seismic study should be signed by the designer who prepared them and should be in line with the Eurocodes.

When an application is submitted, it will be reviewed by the Technical Services Department staff. If any additional data, information, clarifications are needed, these will be requested.

When they have been considered and decided to be approved, a letter will be sent notifying them of the decision and the amount to be paid as license fees. Once the amount is paid, the permit is issued.

After the execution of the project, a relevant application must be requested from the Technical Services Department to inspect the project for the issuance of the final approval, which is necessary for the Department of Cadastre and Land Surveying to issue a title deed with the new data created due to the execution of the project.
